Floors at the Scale of a Paradise Valley Home
Hardwood flooring in Paradise Valley often means covering far more continuous square footage than a typical metro house. The area was settled after World War II with homesites of one to five acres, and the homes on them tend to have big living spaces that flow from room to room. A floor that runs uninterrupted through a great room, dining area and hallway behaves like one large panel of wood, and in desert air that panel moves. We plan layout, expansion space and product choice so a long run of boards stays flat from one end to the other.
A town that formed to protect its character
The town was formed on May 24, 1961, when residents worried that annexation by growing neighbors would erode the community they had built. Camelback Mountain marks its southern edge, Mummy Mountain fills the middle and the Piestewa Peak area lines the west. The result is a low-density residential town of about 12,700 people (12,658 in 2020) spread across roughly 15 square miles.
Wide planks and long runs
Wide boards are popular in larger homes because they suit the proportions of big rooms. They also move more across their width than narrow strips when humidity shifts. In a climate this dry, we usually point owners toward engineered wide-plank flooring, which uses a stable layered core under a real hardwood face. For very long runs, we look at where the floor can be broken with a threshold or a change in direction without spoiling the look, and we leave the expansion space the manufacturer calls for at every wall and fixed cabinet.
Refinishing floors that have been down for years
People in Paradise Valley tend to stay. Owners occupy 95.0% of homes, and 88.6% of people stayed at the same address over the previous year, per Census survey figures. That means many floors here have been walked on for a long time. A solid or thick-wear-layer engineered floor can usually be sanded and refinished, which removes scratches, gray traffic paths and old stain colors. If the finish is merely dull but the wood is not damaged, a screen and recoat, a light abrasion followed by a fresh coat of finish, may be enough and takes far less time.
Things we bring up during the walkthrough
- How far the floor will run without a break, and where a transition makes sense
- Floor height at doors, built-ins and where wood meets stone or tile
- Which rooms take direct afternoon sun through large glass
- Furniture that needs to be moved and where it can go during the work
- Whether stairs or a landing will be done to match
- How the home will be ventilated and kept cool while finish cures
Living in the house during the project
With a third of residents age 65 or older, according to Census figures, we often plan work so that a bedroom, bathroom and kitchen stay usable. On a big refinish we can split the house into sections, so the family moves around one finished area while we sand another. We explain the cure times for the finish you choose so you know when socks, then shoes, then furniture can return.
Stairs and transitions that match
Where a home has a staircase, matching treads and risers to new floors helps the whole space read as one material. We install new hardwood treads, refinish existing ones and fit nosings at landings so the edge lines up with the field flooring.

Paradise Valley at a Glance
- Incorporated in 1961. Paradise Valley became a town on May 24, 1961, after a citizens committee gathered signatures because residents feared annexation by expanding Phoenix and Scottsdale would change the community.
- Settled on large lots. Postwar homesites here ran from one to five acres, and the town remains low density at about 823 people per square mile across its 15.38 square miles (2020 count).
- Nearly all owner-occupied. In the Census 2020-2024 survey, 95.0% of homes were lived in by their owners, and 88.6% of people had the same address twelve months before.
- Mountains on three sides. Camelback Mountain forms the town's southern border, Mummy Mountain dominates its central terrain and the Piestewa Peak mountain area forms its western border.

Paradise Valley Questions
Is wide-plank flooring a good idea in a dry climate like Paradise Valley's?
It can be, as long as it is the right construction. Wide solid boards shrink and swell more across their width, which shows as gaps or cupping. Engineered wide planks hold their shape better, so we usually recommend them for big rooms in desert homes.
Our floors are worn but we love the wood. Do we need to replace them?
Often not. If there is enough wood above the tongue or enough wear layer, sanding and refinishing gives a like-new surface. We check thickness at a vent or threshold before recommending a full sand.
Can you refinish part of the house at a time so we can stay home?
Yes. On larger homes we plan the work in zones, keeping a bedroom, bath and the kitchen in use while other areas are sanded and coated. We map the order with you before we start.
How do long hallways and open spaces affect installation?
Long continuous runs need proper expansion space and sometimes a break at a doorway or threshold. We follow the manufacturer's limits so the floor can move without buckling.
