Floors Designed for Comfort and Easy Living
Hardwood Flooring in Rio Verde is shaped by who lives here. Rio Verde is a master-planned, age-restricted community where at least one member of each household must be 55 or older, and the 2020 census put its median age at 72.3. For most homeowners here, the floor has to look good, but it also has to be easy to walk on, easy to clean and free of trip edges between rooms.
Building for safety and accessibility A new floor is a good opportunity to remove the small hazards that collect over years of renovations: a tile edge that sits higher than the carpet beside it, a threshold strip at a bedroom door, a rug that slides. When we plan a Rio Verde project, we look at:
- Flush transitions between rooms wherever floor heights allow
- Low-profile reducers where they do not, so the change in height is gradual
- Matte, low-gloss finishes that reduce glare from bright windows
- Texture that is easy underfoot and hides scuffs from walkers or chairs
- Continuous flooring through the main living area so there are fewer edges to step over
Homes from 1973 onward Rio Verde Development, Inc. bought the land in 1970 and began building in 1973, and the community grew from 1,419 residents in 2000 to 2,210 in 2020. That means homes here range from roughly fifty years old to recent. In the older houses, the slab may have patches or uneven spots from decades of plumbing and remodeling work, and those are leveled before any new wood goes down. Where an existing wood floor is in decent shape, sanding and refinishing can make it look new again without the cost and disruption of a full replacement.
Engineered wood over concrete Homes in Rio Verde are built on slabs, so engineered hardwood is usually the best fit. It is glued or floated over the concrete after a moisture test, stays flatter through seasonal humidity changes than solid boards and keeps floor height low, which matters when you are trying to avoid raised thresholds.
Seasonal residents Only 1,215 of Rio Verde's 1,676 homes were occupied at the 2020 count, so a good number of houses sit empty at least part of the year. If you leave for the summer, leave the cooling on, set a little warmer than usual, instead of shutting it down. A sealed, overheated house dries out quickly, and wood floors shrink in those conditions. Schedule installation or refinishing for a time when you are home so the floor settles under normal living conditions.
Out past the city Rio Verde is about 28 miles northeast of Scottsdale's historic center by road, with the Verde River forming its eastern edge. Because of the drive, we plan each project in consecutive days whenever possible and arrive with materials staged, so the job is not stretched out over weeks.

- Water from aquifers, not to be confused with the Foothills. Rio Verde's water comes from three aquifers, with EPCOR running the utility since 2018. It is separate from neighboring Rio Verde Foothills, which lost its Scottsdale water supply on January 1, 2023.

Rio Verde Questions
Can you get rid of the raised thresholds between my rooms?
Often, yes. When we remove old flooring and level the slab, we can usually make the new floor run flush from room to room. Where heights cannot match, such as next to existing tile in a bathroom, we use a low, tapered reducer so the change is gentle.
Is hardwood slippery for someone using a walker?
A matte or textured finish is less slippery than a high-gloss one, and wood has no grout lines or edges to catch on. We can show you samples with different textures so you can choose what feels most secure.
Do you really drive all the way out to Rio Verde?
Yes. It is a longer drive from Scottsdale, so we schedule the work in consecutive days and bring materials ready to go, instead of making many short trips.
We are only here in winter. When should we book?
Book for a time when you are in residence. Finishes need ventilation and drying time, and the floor settles best with the house running normally. We can do the estimate and plan by phone and photos before you arrive.
