Putting Down a Floor That Stays Flat

Hardwood floor installation in a desert home is mostly about what happens before the first board goes down. The plank you pick matters, but the slab moisture, the acclimation period, the adhesive or fastening method and the gap left at the walls decide whether the floor stays flat through a dry spring and a humid monsoon. We plan those steps for each room and write them into the quote.

Three ways to install over a Scottsdale slab

  • Glue-down: engineered planks set in a trowel-applied adhesive rated for concrete. It feels solid underfoot and keeps floor height low, which helps at tile transitions and sliding doors.
  • Floating: click-lock or glued-edge engineered planks laid over a foam or cork underlayment. It goes in quickly and can add sound control in condos, but it sounds and feels a little different from a bonded floor.
  • Nail-down over plywood: a plywood layer is glued and fastened to the slab, or built on sleepers, and solid hardwood is nailed to that. It allows traditional 3/4-inch solid wood but raises the floor and adds labor and material.

Testing the slab

Concrete gives off moisture, even in the desert, and fresh or recently wet slabs give off more. Adhesive makers publish limits for slab moisture, and the NWFA says testing must be finished and within those limits before flooring is glued to concrete. We test the slab, record the results, and if readings are high we discuss a moisture-barrier adhesive or membrane before going further.

Acclimation in your home, not the garage

Wood should adjust to the conditions it will live in. The NWFA asks for the home to be at normal living conditions during acclimation, with indoor temperature held at 60 to 80 degrees and humidity at 30 to 50 percent, and for the flooring and a wood subfloor to be within 4% of each other in moisture before installation. A Scottsdale garage in summer is neither. Boxes are opened and stacked inside with the air conditioning running, and we take readings until the wood is ready. Some engineered products have shorter or different acclimation rules, and we follow the manufacturer's written instructions.

Removing what is there now

Many Scottsdale homes have tile, carpet or older wood on the slab. Pulling carpet is the cheapest part, $0.25 to $0.75 a square foot in Fixr's figures, while tile runs $1.50 to $3.25 and old wood $1 to $3. Tile removal is dusty and loud and can leave thinset ridges that must be ground flat before new flooring goes down. We include demolition, disposal and slab grinding as separate lines so you can see what each costs.

Layout, transitions and trim

Before installing, we decide which way the boards run, usually along the longest view or the main light source, and where transitions meet tile, stone or carpet. Expansion space is left at walls, cabinets, columns and fireplaces, then covered by baseboard, quarter round or a recessed trim. Door clearances are checked, since a new floor can raise the height enough to catch an interior door.

Species and width

White oak in wide planks is popular in Scottsdale's newer homes, and hickory, maple and walnut also show up. Wider boards show seasonal movement more than narrow strips, which is one more reason engineered construction is common for wide planks here. We bring samples to look at in your own light, since a stain that looks right in a store can read very differently next to a west-facing window.

What This Covers

An installation covers everything from slab prep to the last piece of trim.

Slab testing and prep

Moisture testing, grinding high spots, filling low spots and cleaning before adhesive or underlayment.

Old floor removal

Tile, carpet, vinyl or worn wood taken up and hauled away, with thinset ground flat.

Plank installation

Glue-down, floating or nail-down over plywood, with expansion space at every wall and fixed object.

Trim and transitions

Baseboard or quarter round, reducers to tile, stair nosing and threshold pieces.

How It Works

1. Estimate and readings

We measure, test the slab or subfloor, and discuss species, width and method.

2. Delivery and acclimation

Flooring is stored inside the conditioned home and checked with a moisture meter.

3. Removal and prep

The old floor comes up, the slab is ground flat and cleaned, and transitions are planned.

4. Install and trim

Planks go down with expansion space, then trim and transitions finish the edges.

Hardwood Floor Installation Questions

How many days does a hardwood install take?

Fixr says a two-person crew usually installs under 1,500 square feet in one to three days. Tile removal, slab grinding and acclimation add time before that, and unfinished wood that is sanded and finished on site needs two to three more days before you walk on it.

Should I glue down or float engineered hardwood?

Glue-down feels more solid and suits large open rooms and areas with heavy furniture. Floating is faster, easier to replace later, and pairs well with sound underlayment in condos. We recommend one based on the slab, the room size and any HOA rules.

Can you install hardwood over existing tile?

Sometimes, if the tile is flat, well bonded and the added height works at doors and transitions. Often it is better to remove the tile, since loose or hollow tiles under a new floor cause problems later. We check by tapping and measuring during the estimate.

How long should hardwood acclimate in Scottsdale?

There is no fixed number of days. The goal is for the wood to match the conditions in your home, with the moisture reading close to the subfloor's, as the NWFA describes. We follow the manufacturer's instructions and meter the boards until they are ready.
